As a resident and director of The Limes Right To Manage Company Limited, I am pleased to offer my comments regarding Sam Brown, Property Manager and the Residential Management Group Limited. Ever since moving to The Limes over 5 years ago as the second occupier of the building out of 9 apartments, everything has just got better -fast response when repairs are required whether major or minor and cost kept to a minimum allowing a healthy surplus fund to have accumulated for any future works. Reliable contractors used at all times and thorough cleaning throughout the internal and external parts of the building carried out by very pleasant and conscientious staff who are always happy to say hello and have a quick chat. Quick action taken against anti-social behaviour by residents or their guests, many improvements made to the building such as redecoration, mirrors, pictures, door furniture and security locks etc. Sam Brown our Property Manager is very well organised, efficient and extremely competent and has an excellent rapprt with everyone, excellent communication always. I have lived in other apartment blocks and can say with confidence that Sam Brown and the Residential Management Group team, I am happy to recommend to anyone and the services they supply e.g. the accounts department who are amazing in keeping us up to date with Companies House rules and regulations.

The Canvas Court development was completed in August 2006 and since then we have had several Management Companies and many Property Managers. I have been one of the directors at Canvas Court Management Company since 2007 and can confirm that we now receive an excellent service from RMG. Since taking over from the previous managing agents in 2009, RMG has dramtically improved the management of letcombe park. Good liaison between the Property manager (Chris Tompkins) and Letcombe Park Management Company Limited Direcotrs has resulted in a better environment for the residents. This has been achieved by excellent communications which have enabled day-to-day matters being resolved quickly and appropriately explained to the residents. In this regard the support from the RMG itself has been invaluable as exemplified by the willingness of the Accounts Department, Technical Advisor and other personnel to assist LPMCL. Some of them attended meetings with the residents and supported the Property Manager.

In that time the company, in close collaboration with the resident directors, has maintained a high standard in terms of both the upkeep of the internal communal areas of the buildings and the surrounding grounds . A Resident Cathedral View
I purchased a block of apartments in Oldham last year and following purchase was immediately faced with a Fire Enforcement Notice and with the previous agents ‘walking away’ from the site I was faced with the prospect of having to close the building until I was advised by a major house builder to speak to RMG. Within days they addressed the issues, putting in place robust fire defence systems with appropriate maintenance regimes, their Directors met with the Fire Authorities to agree the best long-term strategy. Having addressed the immediate issues they liaised with the local authorities to address the behavioural problems of some difficult residents and have ‘turned the building around.’ Following this experience we employed RMG on my other sites. In addition to their customer service and strong focus on compliance, I must also say that their financial management is excellent. In an industry which is coming under closer scrutiny, having companies like RMG can only help enhance the perception.

The Health and Safety report produced by RMG is of an excellent standard and well worth the money. The detail it goes into is fantastic. I am a Health and Safety specialist, but in the area of construction, not housing. I had originally wanted to do the inspections myself but having seen the level of detail in the report I feel I would not do the inspection justice like RMG's Health and Safety Surveyors who are obviously experts in this field.

I have been living at our development since it was built. As the years past there were issues with the site which as residents we had an ongoing and frustrating battle to have resolved. When we were informed there would be an opportunity to appoint a property manager and make decisions as residents we were delighted. As residents we were invited to attend a general meeting with Nick Rich. We found Nick to be very knowledgeable of all the issues with the site and the constant logs we had placed, which was reassuring. Nick was also able to confidently explain the challenges faced with the previous directors in moving any work forward, and how it would be different from now on. Myself and fellow residents were appointed as Directors and we agreed some urgent action points and we are all delighted with the service to date. Works that we wanted done were done when promised and the follow up service has been superb. Our development now has the feel we as residents always wanted and it is well maintained. Since transferring to RMG about 1 year ago and with Steve Banting as Property Manager the following seemingly insuperable (to me) problems have been overcome for our maintenance company. 1/ Very excessive insurance premiums demanded by the freeholder. 2/ Lack of debt collection by the previous managing agents. 3/ The previous managing agent were working for the freeholder, and costing us a lot of money without our knowledge until after the event, in some cases Steve has worked assiduously to reverse all these situations. I have seen him to be determined but sensitive in dealing with the parties concerned.
